This plan is designed for both urban and suburban development. The 2nd storey house design 5 bedroom 12 by 14 can be located even on small plots. If the entrance of the protruding part of the garage is placed on the edge of the plot – you can save a significant amount of space on the land plot for the construction of a residential house. The distance from the edge of the house to the edge of the garage is 2 meters, which allows you to do this. The house is quite spacious, its size allows you to accommodate a large family with personal space for each family member. And the garage built into part of the house will always keep your car dry and clean, even if it is not heated.

Arrangement of rooms in the house (2nd storey house design)

First of all, it is necessary to talk about the spacious living room, kitchen and dining room, combined into a kitchen-studio. In this room there are all the things necessary for the stay of the whole family. These are all the attributes of the living room, such as a TV zone with a soft corner opposite, and a bright place to rest in the bay window of the house. The dining area is opposite a wide stained glass window overlooking the terrace. Which is quite convenient for passing the kitchen utensils to the patio area. Also on the first floor is a bedroom that could be converted into a study or small gym. Bathroom, boiler room and partially built in garage to the house.

You may also need beams designed for roof loads, foundations based on an analysis of the soil conditions on the site specific to your region. Your home builder can usually help you with this.

Stock plans do not come with a professional stamp. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your home plans to a local engineer or architect to have them reviewed and stamped.
