ABOUT THIS PLAN

4 bedroom double story house plan

Comfortable for the residence of a full family, small in area, 4 bedroom double story house plan, 120 square meters. This plan of a two-storey house with a terrace and a carport for 2 cars accommodates all the necessary living, auxiliary and technical rooms and does not exceed 120 square meters. Since the carport, porch and covered terrace are not included in the total area of the house. Emphasized on a spacious terrace where you can place and barbecue area and other elements of outdoor recreation. There is also room for two cars. Despite the considerable size of the house, its area is insignificant. The shape of the facade of the house is represented by two bay windows of different shapes, which gives the house additional elegance.

Arrangement of rooms in the house (4 bedroom double story house plan)

On the first floor there is a spacious living room, which can be a master bedroom, which is important. Bathroom under the stairs to the second floor, under which you can place a washing machine and other household items. Quite spacious kitchen-studio with a fireplace, near the kitchen is possible to place a bar counter. Which in turn will visually separate the kitchen from the recreation area with a living room. The pantry, which has enough space to accommodate a boiler, electric boiler, input electrical panel and other equipment, although it has an irregular shape in the plan. The entrance to the pantry can be moved slightly in the direction of reducing the hallway, which will give additional useful space.

The second floor is represented by a large master bedroom with its own bathroom and sauna. In this bedroom it will be most rational to place a round bed, which will save space, with a significant size of a king-size bed. Also a nursery and a study that can serve as an additional bedroom, namely the fourth living room. A second bathroom on the floor would also not hurt, given the number of living rooms. From the hall there is a possibility of access to a small balcony, in place of which in case of needlessness can be arranged roof over the porch, the main entrance to the house. And instead of a door to the balcony there will be a window opening.

You may also need beams designed for roof loads, foundations based on an analysis of the soil conditions on the site specific to your region. Your home builder can usually help you with this.

Stock plans do not come with a professional stamp. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your home plans to a local engineer or architect to have them reviewed and stamped.
