The design of the most cost-effective modern rustic three-bedroom house plan involves building a single story and converting the roof space into an attic. In this context, what does “most cost-effective” mean? It refers to a design developed by our company that has the lowest construction cost per square meter of any house design in our catalog. You can further reduce construction costs by choosing not to build a garage or the space above it. In both cases, there are simply no second-story walls. The second story is formed by the roof structure and insulated partition walls. The space behind these walls can be used for storage.

The floor plan includes the first floor and an attic. The first floor features a spacious 32-square-meter kitchen and living room with access to the terrace. A window in the kitchen opens onto the terrace, conveniently connecting the two spaces. Also on the first floor is a bedroom with its own closet and semi-private bathroom. The bathroom is considered semi-private because, although there is a door from the bedroom to the bathroom, the bathroom also has a second door so guests can use it. The design includes a separate room, which could be used as a boiler room, where all heating, electrical, and other equipment can be housed. As you climb the stairs to the second floor, you will find a door midway up the flight that leads to an additional room that can be used as desired. It is located directly above the two-car garage. Like the garage, this room can be unheated. For example, an air conditioner can be installed to maintain the desired temperature at the appropriate times.

Upon reaching the second floor, you will find the master bedroom, which has its own separate walk-in closet, and the option to be heated by the first-floor fireplace’s chimney. Also on the second floor are a study that could serve as a third bedroom, a bathroom with the option to install a skylight, and a laundry room. The laundry room can accommodate additional cabinets and provides access to the attic through a small opening, allowing this area to be used as storage.

You may also need beams designed for roof loads, foundations based on an analysis of the soil conditions on the site specific to your region. Your home builder can usually help you with this.

Stock plans do not come with a professional stamp. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your home plans to a local engineer or architect to have them reviewed and stamped.
