3 bedroom double storey house plans with balcony

Aesthetically pleasing plan of 3 bedroom double storey house plans with balcony, ideal for urban development. Two walls are made without front windows, and the minimum distance to the boundary of the plot can be one meter, with the permission of the neighbors (if necessary). It is also possible to place a garage or carport for one or more cars on these sides, if necessary. Thus, this layout of a two-storey house for three bedrooms with a balcony is quite universal. Because it can be easily completed with the necessary rooms.

First of all, it should be noted that this plan has a peculiar corner shape. Therefore, such a plan is easy to place on a plot of non-standard rectangular shape. On the first floor there is a spacious living room and a kitchen. In the kitchen-dining room the place of the table is separated by a bar or a table for a quick meal. The bathroom with a place for a washing machine and dryer. There is a possibility to enlarge the stove room or pantry at the expense of the bathroom and transfer the washing machine to the neighboring room. Transforming this room into a full laundry room with pantry shelves and other utility elements. The entrance to the house is semicircular and the stairs repeat this shape – it is safe and comfortable.

On the second floor there are three bedrooms and a spacious bathroom. The main bedroom, the master bedroom, has access to the balcony above the entrance. In this case, the balcony has a double role, the first is as a full balcony, and the second – the role of the roof over the porch, the entrance to the house. Closet of impressive size will replace the need for additional closets in the rooms. And will serve as a place for the whole family to store both seasonal clothes and constantly used. The bathroom on the second floor is large enough to accommodate all the necessary items. Such as: bath, shower, double sink, toilet and even a bidet. The heated towel rail fits nicely on the wall between the bath and shower room, which is very convenient and practical.

You may also need beams designed for roof loads, foundations based on an analysis of the soil conditions on the site specific to your region. Your home builder can usually help you with this.

Stock plans do not come with a professional stamp. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your home plans to a local engineer or architect to have them reviewed and stamped.
